The Space

Perched atop our 5-acre avocado grove, the Hilltop Villa boasts breath taking views, sunrise & sunsets, privacy, your own avocado tree forest, pool, hot tub, sun deck. If you feel the need to venture out, you can take a short walk to nearby Monserate Winery.

Completely remodeled in 2022, the Villa features 4 bedrooms, 3 bathrooms, 2 sun rooms, entertainment kitchen and massive 1,000 sf living room.

The Villa sits in a climate sweet spot; enjoy the ocean breeze without cloudy marine layer.

Living room:
The living room is the center of the Hilltop Villa. Well over 1,000 sf big, high open beam ceilings, and expansive panoramic views turn every gathering into a memorable experience. The living room faces south and west and is filled with sun light all day long. It connects to the gourmet kitchen, billiard nook, two sun rooms and an outside entertainment area with even better views. In the living room itself, you will find a formal dining table for eight, comfy couches for five, and two lounge chairs by the fire place.

Gourmet Kitchen:
The kitchen was designed to accommodate your favorite gathering of friends and family. The big kitchen island and massive granite countertop flowing straight into the living room can make this the center of your culinary experiences.

Master bedroom:
The oversized master bedroom comes with a king bed, ceiling fan, TV, master closet. The master bedroom connects to the master bath room (which feels like your personal spa) on one side and and the tree house' sun room and outside relaxation/entertainment area on the other side. As soon as you step foot into the sun room, you'll feel like you are in a tree house.

Bedrooms #2, #3, #4.
All 4 bedrooms are fully furnished and equipped with king beds, high-end mattresses (see picture description if you want to know which type and brand of mattress is in each bedroom), ceiling fans, TVs, closed and or dresser.

Two additional, mobile twin size memory foam mattresses are provided upon request to accommodate extra guests.

Master bathroom:
The master bathroom features a walk in shower with double rainfall shower heads, bath tub, changing lights, Bluetooth ceiling speaker (code to sync is 1234), electric fire place and big walk-in closet. You won't want to leave your own personal spa.

Bathroom #2:
This bathroom features a large walk in rainfall shower, modern double sink cabinets and direct access to the sun room.

Bathroom # 3:
This bathroom sports a designer shower and sink.

'Tree house' sun room:
This sun is connected to the master bedroom and living room. It faces south and west for beautiful sun exposure, yet avocado trees are within reach to provide nice shade. As soon as you step into the sun room, you'll feel like you are in a tree house. Take a few more steps and you are on the artificial lawn next to avocado trees, the hot tub and pool.

Entertainment sun room:
This sunroom can be accessed from the kitchen or living room. It is protected only by mosquito nets, which allows the gentle but consistent breeze to come in and brighten your day. It faces south and west and is the perfect spot for sunset dinners.

Entertainment/relaxation area:
This area is right outside the living room. It features outside seating for 10 (or more), artificial gras, fire pit, heater, over-sized umbrella and access to the hot tub.

Billiard nook:
Enjoy a game (or many games) of billiard on the full size billiard table.

Hot tub:
The hot tub is always ready to be used. You don't have to schedule your 'soak' or pay extra to heat it. It's always hot and ready for you.

Swimming pool:
This over-sized pool is up to 9 feet deep and 'green energy heated' (the water flows through black panels on the roof, which increases the temperature by a few degrees). During the summer the water temperature moves into the 80s, during the winter the temperature moves into the high 60s or low 60s (Fluctuates depending on outside temperature. As comparison, average San Diego summer ocean temperature is 67 degrees). Enjoy the magnificent views while swimming or relaxing in the provided lounge chairs.

Avocado grove:
The Hilltop Villa is surrounded by a lush 5-acre avocado grove. We sell the avocados commercially (harvest time is usually in June) to help pay for the water bill (the grove needs the equivalent of 5 inches of rain every month). You are welcome to roam around the grove and pick avocados or citrus (we have white and pink grapefruit, tangelo and satsuma tangerines, kumquats, cara cara and navel oranges, pomegranates, cherimoyas, apples and Macademia nuts).

Guest house:
There is a beautiful guest house on the property. It doesn't intrude on the privacy of the Hilltop Villa, but you may run into other guests on the driveway. If you are looking for the ultimate in privacy or want to accommodate a larger group, you may also book the guest house. The guest house is under "Penthouse Cottage with Sweeping Views.” The Hilltop Villa and Penthouse Cottage combined can be found under “Villa & Guesthouse, View, Pool, Hot tub, Avocado grove.”

Location:
The Hilltop Villa is perched up high and far enough away from the ocean to escape the marine layer, but close enough to enjoy the ocean breeze. The marine layer is a cloud cover that covers the coastal region and obscures or entirely blocks the sun for days and weeks at a time (even during summer). Temperatures at the Hilltop Villa are warmer than at the ocean, but we get a pleasant ocean breeze that makes even the hottest of days enjoyable. Due to our location and elevation it cools down at night, which allows for a good night's rest. You can sleep with the windows open and listen to the soothing sounds of the night (including howling coyotes).

About the owners:
My wife and I (Simon and Jodi) are not a vacation rental company or vacation rental managers. We own, love, and maintain this very special property and avocado farm. We want you to enjoy your special moments at the Hilltop Villa, but we ask you to do so responsible and treat your home as you would your own. - NO EVENTS, PHOTO-OR VIDEO SHOOTS UNLESS SPECIFICALLY PERMITTED IN WRITING BY OWNER
- NO LOUD NOISE (INCL. MUSIC) AFTER 10PM
- ONLY THE NUMBER OF BOOKED AND PAID FOR GUESTS ARE ALLOWED ON THE PROPERTY. ADDITIONAL GUESTS OR BRIEF VISITORS REQUIRE OWNER’S PERMISSION (AND POSSIBLY PAYMENT OF ADDITIONAL FEE)

- NO CANDLES

Short-notice bookings:
We try to always have our Villa available for short-notice bookings. However, we can't guarantee that the Villa is ready for every short-notice booking (especially when check in is only a day or two away). If you want to be certain, feel free to send an inquiry before booking (I usually respond within 5 minutes) to see if the Villa will be spick and span by check in time. If you are in a bind and are ok to check in without prior cleaning, we will provide fresh linens, towels, cleaning supplies and refund the cleaning fee.

Check in & check out:
The regular check-in time is 4pm, the regular check-out time is 11am. However, if there are no guests coming or going on the same day we are happy to offer early check-in or late check-out.

Ocean & beaches and Camp Pendleton's main gate are only 18 miles away.
The newly opened Monserate Winery is only a 10 minute walk away.
Temecula wineries are only 14 miles away.
The San Diego Wild Animal Park is 30 miles away.
